This project consists of four high-quality 1- and 2-bedroom houses in the center of Kerobokan. The group of buildings will be set up in a big tropical garden of 1'400 m2 with bamboos, ferns and tropical trees and each unit will be surrounded by exotic, colourful flowers and plants.

The villas are designed for people with style, for people who like nature and peace in a complete privacy.

The structural standard will be very high and only most precious materials such as Merbau wood, natural stone for the floors, granite for the work surfaces as well as ironwood for the roofs will be used.

Houses having 136 m2 – 205 m5 living area will be set up on plots of an average size of 255 m2. Each house being equipped with an air-conditioned bedroom and living room/kitchen as well as a bathroom and a very big covered terrace in colonial style.

To each villa belongs a pool of 7 to 9 meter, covered with black volcanic stone, ready at any time with crystal clear water; be it for an early morning swim or for a splashing in the afternoon.

For the cleaning and maintenance of the houses we have our own trained crew. The unoccupied houses will be opened, aired and cleaned daily. The occupied houses will be cleaned as per the occupant’s request.

A security officer will be positioned at the main entrance to supervise the buildings as well as the covered car park next to the main entrance. The entire grounds will be supervised around the clock.

Each house will be provided with its own electricity supply of 7'700 watt including an electricity counter, a telephone connection and a television circuit.

The yearly advance payement for the maintenance of the grounds and the houses as well as for the public water and electricity consupmption for the lighting system of the garden will be approximately USD 3'000 per year. The settlement of account will be effected as per the end of each calender year.

The built-up plots may be rented for a period of 25 years & a 5 years option.

The rental agreements will be issued in the name of the foreign.
